LENDING AGENCY INSPECTIONS
At the request of the title company, disbursement management firm, or lender, DDH Consulting performs site inspections in order to ascertain the level of contract completion as it relates to contractor payment requests. Digital photos of the project accompany a written status report, thus assuring the lending agency the project is on schedule and its fiduciary responsibility for release of funds is not compromised.

RESIDENTIAL SERVICES
DDH Consulting assists local area customers by providing you one-on-one representation in the building of your new home. Our out of state and international customers rely upon us exclusively as their resource for continual observation, activity reporting, and conflict resolution.
DDH Consulting can perform as many, or as few, site visits as you determine.
As a suggestion, here are some of the times when our service may be of value to you:
- The footing has been excavated and all reinforcing steel is in place, underground water and sewer services correspond with the appropriate fixtures, electrical conduit is distributed to accommodate future needs, and the layout of the site is consistent with model you selected
- The footing concrete, stem walls and slab have been placed and allowed to cure for 5-7 days. At this stage, signs of cracking, the potential for cracking, honeycombing, scaling, and the like are evident. Please note, some hair-line fractures are expected and considered acceptable while others are not.
- Framing is completed, the structural membrane is tied-in, shear wall facings, if required, are in place, trusses, beams and vertical supports are in place, all plumbing, piping, and electrical are visible in order to assess proper connections and reinforcement. This is the time to verify that any upgrades or additional features have been incorporated into the structure.
- Interior plaster and exterior stucco have been applied and painted and the premise is prepared to accept finishes.
- We accompany the customer during the final inspection with the builder's Superintendent for the purpose of assuring a complete punch list.
For those individuals seeking re-sale home inspections, we recommend the comprehensive services of Wendy Rogers and Hal Kunnen at HouseMaster. To comply with recent legislation, HouseMaster is licensed by the Arizona Board of Technical Registration (BTR) to perform re-sale home inspections.
PLEASE NOTE: Progress home inspections during the course of construction are not subject to the BTR's licensing requirements.

SAFETY
Safety is not a matter of avoiding an assessed fine for failure to comply with OSHA - safety is a way of life.
If your employees, subcontractors, vendors, or any individuals who visit your site are injured while on the project, your liability may include:
- Construction insurance increase
- Project cost increase due to lost time accidents
- Medical insurance cost increase
- Civil action
- An OSHA citation, and
- Most importantly, an injury to your most valuable resource - your people
With that in mind, we invite you to visit the OSHA website. Safety is everyone's responsibility and knowledge is power. Don't be caught unaware.
